Pictures--exterior






Updated exterior paint job! Vinyl windows are only about 3 years old and energy efficient. Basement apartment has a private entrance (as shown) with separate mail box, doorbell and parking space.

Pictures--kitchen/bath






There are 17 cupboards/drawers in the kitchen. There is a food disposal in the sink and a working installed dishwasher and brand new stainless steel installed microwave. The current refrigerator has more cubic foot space than the one pictured here and has a separate freezer. The kitchen is quite sizeable and well-lit. There is extra freezer space in the utility room (not pictured). We will be redoing the kitchen floor with tile hopefully before next move-in (2017)

Bathroom shower has been completely redone 2/2017 and we have added shelf space in the bathroom.

Carpets are relatively new, plush and light in color, helping to minimize that "basement feel".

Here are pictures of the inside of the apartment. Since these pictures were taken, we have repainted the entire interior of the apartment to give it more of a modern feel. The hallway is now light in color.

Application (process and fees)

The application process checks up on your 1. rental history, 2. criminal background and 3. income and major expenses. As a rule of thumb, your housing costs should not exceed 50% of your income. As part of your income, if you use scholarships or grants, proof of those amounts and frequency will also be required as well as proof of job income.

We charge a $50 application fee. $25 of this is refundable if our staff finds something in your check-up that discourages us from accepting your application. The retained $25 is for their trouble in making the phone calls. If you are a qualified candidate, but we have chosen another candidate, you will get a full refund of your $50. If you are the selected candidate, your $50 will go towards your full apartment deposit (see "deposit" post link from 7/7/10). If you apply and for some reason withdraw your application, we cannot refund your application fee as it is meant to discourage less serious and less qualified apartment seekers.

Deposit

The deposit is $410. Of this amount, $210 is fully refundable. The can be broken down as follows:

Partially refundable:Utility deposit: $120 (for final month's utilities)

Nonrefundable:Carpet: $80

Refundable:Cleaning deposit: $70 (refundable if apartment cleaned to specifications)

Damage deposit: $125

Key deposit: $15

Lease Options

Although we cater to all types of tenants and are not limited to students, because of the inner-workings of the local market, we have "semester-to-semester" leases, although tenants do pay monthly. A 3 semester lease is the equivalent of a 12-month or year lease and the dates are based on and prorated around dates surrounding BYU Idaho semester academic calendar.

Option 1 (Most popular and best value): Full year (3 semester) lease.
Monthly rent: $525/month (r) (w/ ABT discount $515)
This is a transferrable lease. See “term” clause.

Option 2:One semester:
Monthly rent: r + (r/4)
(525) + (525/4) = $656.25 w/ ABT discount $646.25)
(Transferrable only if prospective new tenants willing to finish semester and sign for at least 1 additional full semester)

Option 3:Two semesters:
Monthly rent: r + (r/8)
(525) + (525/8) =$590.62 (w/ ABT discount $580.62)
(Transferrable only if prospective new tenants willing to finish semester and sign for at least 1 additional full semester)

Utilities

*The tenant is responsible for 40% of the total cost of electricity and gas for the entire building. Below includes estimated costs.
*City utilities are split 50/50 between the upstairs and downstairs (saving you 50% off of another house in the Rigby area's city utilities. The total is $111, which means the tenant's portion is $55.50/month.

*The tenant is responsible for any land line phone. There is a jack available for the tenant's use. All of our tenants for the past 12 years have had only cellular phones and have chosen not to have a land line. We don't currently have a land line provider, so any arrangements would have to be made by the tenant.
*TV can be split 50/50 with the upstairs tenants (managers) but arrangements for this are entirely between the two tenants and are not arranged or mediated by the owner at all. If you choose to do this, it will also save you 50% on this utilities each month.
*high speed internet is included in the rent and the password is shared between tenants.

With the savings you have each month on TV and internet and city, you can almost pay for the other utilities ;)

Directions from Rexburg

1. Take US-20 highway south towards Idaho Falls 10.9 mi
2. Take the first Rigby exit, Exit 322 0.4 mi
3. Turn right at US-20 BUS W/Farnsworth Way 0.4 mi
4. You'll pass a Chevy car dealership, the Senior Citizen Center, and and automatic car wash. You'll see an antique shop on your right. Turn right at E 2nd N at the antique shop 0.6 mi
5. Pass two stop signs. Turn left at N 2nd W (there is no stop sign here, so watch for it after the second stop sign).
6. The house is 1.5 blocks down on the right hand side. It is a yellow house with olive green trim as seen in the pictures posted on this blog. It is on the corner of 2nd West and Tall avenue and directly across the street from the LDS church on your left.

Location, Location, Location

This one bedroom basement apartment in Rigby, though available to all applicants, tends to cater to the married students of BYU-Idaho that want more for their money than what is available in Rexburg for the same price. Rigby is a quiet small-town just a 12 minute drive from campus. It's the ideal location because it is only 15 minutes from "the big city" (Idaho Falls ;). Which opens doors to many more employment opportunities.

The house is located in the center of town at 243 North 2nd West. Directions from Rexburg are listed in another post. The apartment is on a corner lot across the street from the LDS church building. Tenants who are LDS, though we accept all applicants, would attend church across the street in the Rigby 9th ward, a fun and lively family ward with several young families.

It is also one block away from the city park with community tennis courts and within walking distance from Broulim's shopping, the city library, pharmacy and many other Rigby locations. Rigby lake, The Riot Zone and Bear World are also fun attractions a bike-ride away in this area. The neighbors are very friendly and helpful. It's a great location for young children.

To get a feel for the neighborhood, copy and paste the address (243 North 2nd West, Rigby, ID) onto the google maps website and drag the little orange man over to the destination thumbtack and take a look around at street level.
